:: Growing your Money through Development Banking ::
by: Daniel Chow

Everyone of us who knows the value of money would agree that our hard-earned money should preferably be invested in an avenue that is safe and having reasonable returns. In this way, our money can grow on its own and bring us closer to achieving financial freedom.

There are many things that we can invest our money in e.g. stocks, bonds, unit trusts, properties, gold and land. Some of the investments are high-risk and requires constant monitoring while others are taking a long time or yielding too little returns. Now, I have found an investment that is able to strike a fine balance between all these factors: A worthy investment in LAND DEVELOPMENT!

1. What is Edgeworth Properties (the company I am working for) offering as an investment opportunity?

We offer you a secure (principal sum insured), mid-term (2-4 years) investment opportunity with guaranteed high returns (14% - 21% per year) through Land Development Banking in Alberta, Canada.

2. What is land development banking and how does it work?

Land development banking works on the principle of adding value to raw land. Just as you add value to a piece of beef by turning it into a juicy steak, Edgeworth Properties buys raw land from the Alberta government or local Canadians, conceptualises it into serviced lots and develops the land into housing estates. As different stages of the conceptualisation are being approved by the government, the price of the land increases accordingly.

The company is legally obligated to buy back the land you have invested once the zoning plans are approved by the government (highly possible since there is shortage of housing). That means you will earn the returns no matter whether the land is physically developed since it does not concern you but the company itself.

After deducting capital gains tax, the rate of return is guaranteed at about

42.0 - 44.4% of the money you have invested (if approval < 2 years),
56.0 - 59.2% if approval is between 2 to 4 years and
70.0 - 74.0% if approval is later than 4 years.

Land is also getting scarce as the years go by. This also causes the price of land to go up. Also by purchasing large pieces of land collectively through our company, you get to own it at a lower cost price and sell it at a higher selling price later. This is the good effect of bulk purchase.

3. Why is Alberta chosen?

There is a growing demand for oil and a declining supply in the Middle East. This has caused the price of oil to rise and remain at about US$70 per barrel in the recent years. Furthermore, the United States hopes to find alternative sources for power and be less dependent on the Middle East reserves. The high selling price and the States' desire to breakaway has attracted many foreign oil companies to extract and process the estimated 175 billion reserves of oil sand (easily available in Alberta) into crude oil.

With such a blooming (multi-billion dollars) energy industry in Alberta, there is a large surge of migrants (local and overseas) moving there. This has caused a high shortage of housing and tremendous potential in land investment because of the Alberta 2020 plan (where multi-billion oil refineries and infrastructure are currently being built to triple the amount of oil produced).

Watch the video produced by the Canadian Government concerning their 2020 vision to turn Alberta into an energy hub.

4. Why is land development investment with Edgeworth Properties a secure investment?

Edgeworth Properties Inc. is a subsidiary company wholly owned by Edgeworth Ventures Inc., a public listed company of Nevada, U.S.A. It also has an experienced property developer, Bal Com, as its associate company to bring about development.

Please visit http://www.edgeworthproperties.com/ to find out more about the company.

The company was independently featured for the cover story in Smart Investor Magazine and for an article in the EDGE magazine in 2007 for its growing business. These 2 articles speak volume on the credentials and prospects of the company's business model.

As Edgeworth Properties only sells 90% of the land that they owned, the company is thus a co-investor to ensure that the land will be developed. This process is also accelerated by the high growth in population in Alberta due to the blooming oil industry. Thus, if another developer is to offer a higher price than what the company is providing, they will present the offers to you for evaluation and voting, at the best of your interest.

5. Who can invest in this product?

Anyone who is comfortable with investment starting from about SG$10k for a unit of land and is willing to wait for 2 to 4 years to reap the returns. It is one of the most ideal and profitable ways for parents to invest the money they have set aside for their children's educational savings.

If there are any unforeseen circumstances, you have the option to sell the land to your friend or engage the company to sell it for you. There is also an insurance policy by IMG International (http://www.img.bm/) bundled into the contract that protects the principal sum of investment and provides a 90 days window period of getting the full refund of the principal sum after 5 years of waiting.

Disclaimer: this summary write-up is NOT a legal or official document from the company, Edgeworth Properties Inc. It is written to the best of my knowledge for the interest of investors who desire to find out what land investment can offer.
